The West Hampton Dunes real estate market saw another record this week with yet another $10 million sale along Dune Road — directly across the street from a record-setting $10 million sale that closed just last month. First Dunes, a family-owned luxury building and development company based in Great Neck, built both waterfront homes.

The modern home at 780 Dune Road on Monday, September 14, sold after multiple bids for $250,000 above the asking price, setting a new benchmark for bayfront properties along this drag of Dune Road. First Dunes also says that it handled an extensive design-build renovation for the owners of 785 Dune Road, former Real Housewives of New Jersey Siggy Flicker and her husband, businessman Michael Campanella, who sold their oceanfront property for $10 million — an approximately $2 million profit, according to First Dunes, and nearly double what they paid for the property two years earlier.

“Our goal is to build and improve homes that people love living in, while making thoughtful decisions that create lasting value for the homeowner,” Chad Gessin, co-owner of First Dunes, said. “That requires collaboration. We want the best architects, brokers, craftspeople and local experts at the table. When good people share information and work toward the best outcome, everybody benefits — especially the homeowner.”

The 6,300-square-foot residence, spanning three levels, was designed by The Up Studio to maximize views of Moriches Bay.

“One of my favorite details at 780 Dune Road — and something buyers consistently noticed — was the positioning of the windows throughout the home,” said Chris Furchert of Compass, who was the listing agent. “They were thoughtfully placed to capture views between neighboring properties and optimize the water views from different rooms. It’s a detail that may seem small on paper, but when you’re in the house, it makes a tremendous difference.”

Fuchert also found the buyer for the seven-bedroom home, coined “Curving Dunes.” The open-concept layout includes a chef’s kitchen with Gaggenau appliances and a living room that opens to the expansive deck with a heated infinity pool and integrated spa overlooking Moriches Bay. A separate guest residence doubles as a home office or wellness suite with a sauna, cold plunge, experience shower and a yoga studio. The primary suite with a luxurious bathroom and a balcony overlooking the bay, along with two en suite bedrooms, can be found on the second level.
